Review Timeframes

• Intake: 7-10 working days (may be extended as needed to obtain required information and pay application fees)
• Completeness review: Up to 30 calendar days after acceptance of the application
• Plan review: Up to 30 calendar days (timeframe inclusive of plan review and issuance of comments)*

* Important: Turnaround times for review of specific types of applications or actions may vary based on applicable State law.

Public hearings

For planning applications requiring a public hearing: once an application is determined to be complete and ready for hearing, the lead time is typically 21-45 calendar days. The public hearing will be scheduled based upon the commission schedule, agenda availability, and required timeframes for public notice and agenda item preparation.  This timeframe may not apply to projects that do not qualify for an exemption under the California Environmental Quality Act (CEQA).

If more than one public hearing is required, expect 30-60 calendar days between hearings. This timeframe depends heavily on any required revisions or actions, as well as the hearing body’s schedule and agenda availability.

Hearing body schedules

• The Planning Commission meets on the second Thursday each month.
• The Historic Preservation Review Commission meets on the fourth Thursday of each month.
• The Zoning Administrator schedules hearings on an as-needed basis.
